Clients: Young family
Features: Quiet and safe suburb. Within walking distance (<500m) to supermarket and Riverton primary school. Located within Rossmoyne SHS catchment. Slightly further commute for the buyers but still within acceptable range. Modern design with high ceilings.
Research: Based on the property's development history, we identified that the Seller had a strong incentive to achieve a quick sale to avoid extended market exposure during a high interest rate yet softening market environment in winter 2025. The Buyers were comfortable proceeding with or without securing this property, which allowed greater negotiation flexibility.
Outcome: Secured the property for $1.3M after successfully negotiating an offer approximately $20K lower than a neighbouring property with the same design and land size. Clients were very satisfied with this outcome knowing that it was incredibly difficult to secure any 4x beds property within Rossmoyne SHS catchment lower than $1.4M at the time.

2 Beds, 1 Bath, 2 Bays
Client: Owner occupier + investor
Features: Rare double car bay villa allowing for flexible co-living or rental arrangements. Immediate access to the Mitchell Freeway. Low strata levies at approximately $450 per quarter.
Research: Conducted multiple inspections during both peak and non-peak hours to assess whether street noise remained within an acceptable range. Reviewed the strata management structure and identified a single majority voter within the strata company controlling approximately 50% of voting power. This owner preferred a low-cost management approach and was open to short-term accommodation use, which aligned well with our client’s objectives. Moreover, the seller owned multiple properties and was represented by a selling agent with limited familiarity with the local market.
Outcome: Secured the property for $690k in 2026 after negotiating an offer approximately $30k below RPdata’s AI price estimate, which was accepted by the seller. After in-person inspection, client was super satisfied with the property and surpised by how easy the process was with a buyer's agent on their side.

7 Beds, 3 Baths, 2 Bays
Client: Owner occupier + investor
Features: Configured for seven periodic room rentals with an estimated gross rental income of approximately $89,440 per annum. Large parking area. Located in a more secluded section of Beckenham. Close to Westfield Carousel and the train station, although pedestrian accessibility was relatively limited.
Research: A flood overlay was identified during due diligence, although the apparent risk level was assessed as low. The property contained multiple potentially unapproved alterations, both internally and externally, which appeared to support its high-yield rental setup and 'as-is' sales condition. The seller was unable to provide council approval documentation for these works. Comparable nearby properties were generally transacting within the $1.0M–$1.2M range.
Outcome: Successfully won at an auction at $1.18M in March 2026, however the seller elected not to proceed due to reserve price expectations. We advised against increasing the offer further due to excessive exposure to potential regulatory and compliance risks. The client later redirected focus towards Atwell and secured a larger landholding with granny flat potential for approximately $1.03M, with a smile on the face.

Retired from his previous career as a medical researcher, he is a now a registered real estate professional and committed to help property buyers, especially new immigrants, to overcome that disadvantaged position that we often find ourselves in a property transaction.
